Have you ever wondered if your pond increases the value of your home?
If you’re not moving anytime soon it may not matter at all. If the pond makes you happy then yes, it increases the value to you!
If you plan to move in the next few years, there are some thing to consider.
First Impressions
When someone is new to your yard, what is their reaction the first time they see the pond? If people are amazed and say things like, “Oh how beautiful! “, “WOW this is a paradise back here!” or “this is BEAUTIFUL! I’ve always wanted a pond!” then you are probably adding value to your home.
If your pond is in disrepair, with liner showing, or covered in slimy algae, then the pond will bring down the value of your home.
When the surrounding landscaping fits in with you pond, it contributes to a “resort-like” feel. Aquatic plants can really contribute towards a lush look. When plants are healthy and weeds are kept out, they are the crown jewel of the pond!
If buyers weren’t looking for a house with a pond, you want them to see it and be surprised with how lovely it is! They may not have thought they wanted a pond, but after seeing your pond, it will be something they really want!
Water Quality
Clear water is a sign to a potential buyer that it is a clean and healthy pond.
What about fish?
Beautiful and healthy looking fish add value to the pond. Perspective home buyers may wonder if the fish are a lot of trouble or if they have to bring them in for the winter. Want to learn more about Fish? Check out our FISH INFO.
What research suggests
When 30% or more of the homes in a neighborhood have a pond or water feature, the perception about a pond or water feature adds monetary value. People searching in a neighborhood with 30%+ ponds and water features, expect unique features like this and are accepting of the maintenance it may require.
If less than 30% of the homes in neighborhood have a pond then it could go either way. The cost of installing a water feature factors in far less than the perception of the buyer regarding the pond. The perceived maintenance, or lack thereof, is super important!
Typically, the seller is not at the home when a buyer is checking it out. That is why it is a fabulous idea to give the realtor an easy to follow (simple) guide for pond and fish care. If it too complicated it could scare someone off. Better yet, a Pond Inspection Certification from your favorite pond company (that’s US!) can really give potential buyers confidence. Calming fears about the future maintenance of the pond can go along way.
Create good vibes! Curb Appeal
A beautifully maintained pond and healthy, vibrant fish create an immediate sense of tranquility and enjoyment, helping buyers form a positive first impression of the property.
When equipment is hidden from view, and the pipe and liner is properly concealed, the feature appears professionally built and inspires confidence in its quality and long-term reliability.
Buyers may look for:
- Crystal-clear water
- Healthy aquatic life
- Simple, accessible care instructions. They demonstrate that the pond is practical and easy to maintain.
- A pond that looks like it doesn’t have any issues.
Did I mention that aquatic plants are the crown jewel of the pond? They are!
Most importantly, a stunning water feature helps potential buyers imagine themselves enjoying the space—hosting family gatherings, entertaining friends, relaxing by the water, and creating lasting memories. When buyers can envision that lifestyle, the pond becomes more than a landscape feature; it becomes an emotional selling point.

Kristi's Tips
If you plan on putting the house on the market within the next 6 months, start now:
Feed fish each day (if you are not already) so that when people approach, the fish swim right up.
Start with a cleanout of the pond
Remove pond equipment that is unused and just laying around.
Maintain the pond on a weekly basis, or have us do it monthly. That includes adding beneficial bacteria weekly!
If it is the right season, add plants! If your water lilies are looking sad, switch them out with mature, lilies in pots.
Go through your pond chemicals and throw out what is old and know what you have and how to use it.
Have a simple pond guide ready for the realtor to share.
Perform a leak test before the house is on the market so you can verify if it is holding water. (better yet, get a Pond Inspection Certification from us – be aware, we won’t lie if it is leaking! We do include a pond guide!
